Terms of Service
Contractual terms, service standards, and homeowner responsibilities governing roofing evaluations and installations.
Last Updated & Effective: January 1, 2026
1. Agreement and Acceptance
These Terms of Service ("Terms") constitute a legally binding agreement between property owners, authorized property managers, or website visitors ("you," "customer," or "property owner") and Local Roofing Pros ("we," "our," or "us"), governing your access to and use of https://localroofingcontractorpros.com, our telephone dispatch desk at 877-773-6880, and all affiliated roofing estimate, repair, and installation services.
By browsing this site, requesting a roof estimate, scheduling a diagnostic inspection, or contracting roofing services, you agree to comply with and be bound by these Terms. If you do not agree, you must discontinue use of our site and services immediately.
2. Nature of Platform & Independent Contractor Relationships
Local Roofing Pros operates a nationwide roofing contractor referral, customer dispatch, and project coordination platform. We connect residential and commercial property owners with independent, qualified regional roofing contractors, certified estimators, and professional installation crews.
All on-site roofing evaluations, structural tear-offs, decking replacements, shingle fastening, and flashing fabrications are executed by independent licensed or registered roofing trade professionals. Each contractor operates independently, maintains their own state trade licenses and commercial liability insurance policies, and adheres to municipal building codes within their local jurisdiction.
3. Project Estimates, Scope of Work & Pricing
Preliminary estimates provided over the telephone or through digital forms represent non-binding ballpark ranges based on initial customer descriptions, approximate home square footage, and standard roof pitch configurations.
Definitive project pricing requires an on-site rooftop diagnostic inspection, electronic aerial measurement report, or detailed photographic analysis of roof slopes, valley intersections, eaves, and chimney step flashings. All contracted roofing work is governed by a written proposal detailing the specific scope of work, material selections (e.g., architectural shingle line, underlayment type, drip edge gauge), payment milestones, and estimated start dates.
4. Unforeseen Decking Rot, Structural Carpentry & Change Orders
Initial visual evaluations from ground level or atop intact shingle layers cannot determine the hidden condition of underlying wood roof sheathing. Water intrusion often rots plywood decking, delaminates OSB panels, or deteriorates structural rafters beneath older underlayment without manifesting exterior dips.
In accordance with national building codes and manufacturer warranty specifications, new underlayment and shingles must never be nailed into rotted, compromised, or delaminated wood decking. If rotted decking or deteriorated framing lumber is uncovered during the complete tear-off phase:
- The installation crew will immediately photograph and document the deteriorated substrate.
- The property owner will be notified promptly with an itemized lumber replacement change order reflecting the additional carpentry labor and sheet replacement materials.
- Work on the affected roof planes will proceed only upon authorization of the structural repairs, ensuring a solid mechanical foundation for new fasteners.
5. Homeowner Site Preparation & Safety Responsibilities
Roofing tear-off and replacement involves heavy construction equipment, delivery haulers, and significant vibration. Property owners agree to prepare the job site to ensure safety and prevent property damage:
- Driveway & Perimeter Clearance: Property owners must remove all personal vehicles, trailers, RVs, and recreational equipment from driveways and garages prior to crew arrival. Driveways must remain clear for dumpster placement and heavy material delivery trucks.
- Exterior Yard Protection: Move fragile lawn decorations, patio furniture, potted plants, and outdoor grills away from the roof drip line. While crews deploy heavy-duty canvas drop cloths and protective tarps over landscaping, foundation shrubs, and AC compressors, fragile plants should be shielded.
- Children and Pets: For safety reasons, all children and domestic animals must remain indoors or off-site during active tear-off, loading, and pneumatic nail fastening operations.
- Interior Vibrations: The pneumatic installation of thousands of roofing nails transmits strong vibrations through structural roof rafters and ceiling joists. Homeowners are advised to remove delicate wall hangings, mirrors, picture frames, and unsecured ceiling fixture globes from top-floor rooms prior to work commencement.
- Attic Dust: Minor dust, cedar sawdust, and small debris may dislodge from open roof decking into attic crawlspaces during tear-off. Homeowners should cover valuable attic storage items with plastic sheeting.
6. Weather Contingencies & Safety Protocols
Crew safety and property envelope protection are paramount. Roofing installations strictly require dry conditions and safe wind velocities in accordance with Occupational Safety and Health Administration (OSHA) fall protection guidelines. In the event of sudden thunderstorms, high wind gusts exceeding safety limits, freezing precipitation, or heavy rain:
- Crews may pause or postpone scheduled tear-off or shingle applications to prevent fall hazards and interior ceiling saturation.
- If inclement weather develops unexpectedly while roof sheathing is exposed, crews will immediately deploy waterproof synthetic membranes, heavy-duty tarps, and wooden batten furring strips to ensure the roof is completely dried-in and weather-tight.
7. Manufacturer Warranties vs. Workmanship Warranties
Roofing warranty coverage is divided into two distinct protections:
- Manufacturer Material Warranties: Shingle and membrane warranties (such as those offered by GAF, Owens Corning, CertainTeed, Tamko, or Carlisle) are provided directly by the product manufacturers. These warranties cover manufacturing material defects, wind resistance up to specified velocities (typically 110 to 130 mph), and algae discoloration, subject to manufacturer warranty registration and balanced attic ventilation compliance.
- Contractor Workmanship Warranties: Workmanship warranties cover the mechanical installation, step flashing fabrication, penetration pipe collar sealing, and labor execution. Specific duration and terms are defined in individual contractor project agreements.
- Exclusions: Neither manufacturer nor workmanship warranties cover damage resulting from Acts of God (tornadoes, hail strikes exceeding product ratings, hurricanes), falling trees or branches, lightning, unauthorized rooftop foot traffic, homeowner structural alterations, or failure to perform basic preventative maintenance (such as clearing clogged gutter downspouts and removing valley debris).
8. Insurance Claims & Storm Damage Assessments
Local Roofing Pros and affiliated crews provide objective, comprehensive storm damage inspections, detailing hail bruises, missing shingles, and wind-creased tabs with date-stamped high-resolution photography. We assist property owners with itemized damage inventories to support personal claims filed with their property insurance carriers.
Important Clarification: Neither Local Roofing Pros nor its network contractors act as licensed public adjusters, nor do we offer legal representation. Final insurance coverage determinations, claim approvals, and deductible obligations remain strictly between the property owner and their insurance provider.
9. Clean-Up and Magnetic Ground Sweeps
Roofing crews are committed to thorough post-installation site cleanup. Teams will haul away all old torn-off roofing materials, damaged flashing, and packaging debris. Installers perform multiple rolling magnetic passes across driveways, walkways, and turf to collect stray roofing nails. While crews exercise exceptional diligence, occasional nails concealed in dense shrubbery or deep grass may remain; property owners are advised to wear footwear on lawns immediately following a reroof.
10. Limitation of Liability
To the maximum extent permitted by applicable law, in no event shall Local Roofing Pros, its directors, officers, employees, affiliates, or network contractors be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, property use, or intangible losses arising out of or related to your use of this site or our dispatch services.
Our aggregate liability for any direct claims arising out of or relating to these Terms or our services shall not exceed the total amount paid by you for the specific diagnostic or dispatch service giving rise to the claim, or one hundred U.S. dollars ($100), whichever is greater.
11. Dispute Resolution & Mandatory Arbitration
Property owners and Local Roofing Pros agree to resolve any dispute, controversy, or claim arising out of or relating to these Terms, the website, or our services first through informal good-faith negotiation. If informal resolution is unsuccessful within thirty (30) days, the dispute shall be resolved by binding individual arbitration administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules.
Class Action Waiver: You and Local Roofing Pros agree that any dispute resolution proceedings will be conducted solely on an individual basis and not in a class, consolidated, or representative action. You expressly waive any right to participate as a plaintiff or class member in any class-action lawsuit or class-wide arbitration.
12. Governing Law and Severability
These Terms shall be governed by and construed in accordance with the laws of the State of Delaware, without regard to its conflict of law principles. If any provision of these Terms is found to be unlawful, void, or unenforceable by an arbitrator or court of competent jurisdiction, that provision shall be severed without affecting the validity and enforceability of the remaining provisions.
